There are many areas of the country that have not been seriously impacted by foreclosures and indeed are maintaining a somewhat sense of normality.  The old adage that the higher you are, the harder the fall holds true for many areas of the country. But if you are in one of those areas that has avoided a major crisis - then how come it still feels like we're in a housing crisis in Escondido?

Escondido Sellers are confused as to why their home is still sitting on the market in spite of the fact their local area is holding steady.  There could be several reasons for this confusion, including:

  • Past History - The years of excellent home appreciation and the rush to buy by both family homes and investment property caused a sellers market.  We all assumed that when we went to sell our home that the same would apply to our situation, and that our home would sell for a good price and sell quickly.  The key is we are now in a Buyer's market and it is not unusual for a home to be on the market for a longer time in such a market.
  • Pricing Strategy - In this market you cannot afford to price your home too high based on your "feeling" of what the market will bear.  Current Escondido market information must be taken seriously and you have to rely on those numbers.
  • Increased Escondido Inventory translates into a Sellers Market and is caused by several factors:

Sellers are pricing too high.

Buyers are taking longer to make a decision because they have so many more Escondido homes to consider.

Because of more stringent loan qualification and the reduction of loan options there are fewer Escondido Buyers who are able to enter the market.

  • Marketing Strategy is much more important today.  In the recent past your Escondido home would sell almost on its own.  Today it is important that you work with an Escondido Real Estate Agent and tap into their resources to ensure that your home is showcased.

 

Where does all this leave you if you want to sell your Escondido house?  If you are realistic and follow your Escondido Realtor's advice your house will sell!  There are qualified Escondido buyers who are prepared to enter the market at this time, in the belief that they will be able to find an appropriately priced Escondido home.
