WHY NOT SELL YOUR HOME YOURSELF?

Why it is best to use a Realtor to sell your Escondido Home

How Does That Affect Selling My Escondido Home?

Buyers and Sellers Market

There are many areas of the country that have not been seriously impacted by foreclosures and indeed are maintaining a somewhat sense of normality.  The old adage that the higher you are, the harder the fall holds true for many areas of the country. Escondido Sellers are confused as to why their home is still sitting on the market in spite of the fact their local area is holding steady.  There could be several reasons for this confusion, including:

  • Past History - The years of excellent home appreciation and the rush to buy by both family homes and investment property caused a sellers market.  We all assumed that when we went to sell our home that the same would apply to our situation, and that our home would sell for a good price and sell quickly.  The key is we are now in a Buyer's market and it is not unusual for a home to be on the market for a longer time in such a market.

Foreign Investors Are Well Advised to Obtain Their Own Escondido Real Estate Agent

Escondido Real Estate for Foreign InvestorsWhy Selecting an Agent is so important

It is crucial that Foreign Investors do everything possible to insure that all aspects go smoothly in an Escondido Real Estate transaction. One of the most important ways to make sure of a seamless transaction is for the Foreign Purchaser to enlist the aid of a Buyers Agent.

What is a Buyer's Agent

Overseas, Buyers Agents are not as prevalent as in the US. Without a Buyers Agent there can be confusion and angst when Foreign Buyers enter into the Real Estate market in the US. Both the Listing Agent and the Buyers Agent have the same qualifications and licensing. They differentiate in that the Listing Agent represents the seller while the Buyers Agent represents the buyer exclusively in all negotiations and contractual issues concerning the purchase of a property.

The following are some of the advantages of utilizing a Buyers Agent:

  • There is no additional expense to the Purchaser when they decide to engage a Buyers Agent.
  • The existing commission fee will be distributed equally between the Buyers Agent and the Listing Agent.
  • Without a Buyers Agent, the Listing Agent commands the entire commission.
  • The Buyers Agent is the exclusive representative of the Purchaser. In cases where the Listing Agent is the only Real Estate representative they will represent both parties, which might lead to some conflict.
  • The Buyers Agent will take the extra effort to show prospective Buyers properties that that fit the unique requirements of the Buyer.
